Understanding out of state residential multi-family of 2-4 unit purchase

Hello BP team,
I live in CT and looking to purchase a 2-4 unit residential multi-family. Can you suggest me some locations in USA where I can look for these properties as vacation home? 
I want to put as low as possible down payment. I cannot look for 250k and above properties because that would be my limit. 
Wanted to see if I can put down payment as low as 10% or not. I cannot live over there and rent others as I am with family.
Any advice or suggestions? Also lenders or owners, feel free to connect so I can understand my options. If you have a property as example, let me know.

I do not want to do an STR over there since I am more interested in cashflow with minimum down payment. To setup an STR would need additional amount where I lack.
