1031 exchange to multi family units

Have two SFH in different states. Both are paid off and 1 is under property management. Considering selling both and consolidating into multi family unit vs commercial building. I Realize timing this and doing a 1031 exchange could be tricky but want to scale wealth. For those of you who have done this. Any advice? What worked for you?

I have helped similar situations for investors often - two different states and multiple properties. Key is getting the closing dates almost exaclty the same to make it easy on your ID period.
