I need help with my land deal or partner

I have piece a lot I owe 12k on I found a builder to build for 275k that build the house next to my lot and sold it for 460k 

Roughly my sell price can be 400-460k depending on the size I’m building I’m either looking for a parthner or a lender to help me get this going
