Got Tired of the Fix & Flip Game...

Early morning framing package delivery for this duplex!

One time, I did an entire rehab... 5 months worth of work and in the end, I made $800 total dollars that I had to split with someone. I was not pleasant to be around shortly after that transaction closed. 

Fix & Flips came with too many unknown variables I was tired of dealing with.

Tried new construction. Lots of new things to learn but now I'm much more comfortable. Today, I won't look at Fix & Flip unless I can get such a deep discount, it makes losing or breaking even IMPOSSIBLE. If the numbers don't work for the seller.. no hard feelings... I've got these duplexes I'm building.

What's your biggest challenge in finding deals in today's marketplace?
