Off Market Acquisition

Can anyone offer any advice for finding reliable contact info for vacant land owners? I'm acquiring some lake lots for spec builds and I've had some luck with tax records and fastpeoplesearch.com but some of the out of state/deceased owners are proving incredibly difficult to find. Thanks in advance.
