Good afternoon Bigger Pockets!

I have my eye set on a few empty lots with ideas to build duplex or single family homes. How can I go about finding partners to fund or even JV a project like this? What would you all recommend me to have before making any big moves?

I'm fairly new to this and would appreciate any insight.
