Build to Rent in North Texas

Introduction, I have been doing a build to rent model since 2021 and have built a few multifamily, single family, and one short term rental.  I have banked land to build two more single families, and one more multifamily.  My plan is to be complete on my journey when I am at 25 units.  I have 12 now and land for an additional 5.  Each build was done with forced build equity of 20-23% equity from day one and cash on cash returns in excess of 10%.
