For those actively doing deals—where are you getting your best leads right now?

I’m testing a few methods in North Carolina (Triangle area specifically), and I’ve noticed:

1. Wholesalers are bringing decent volume, but margins are tight

2. Direct-to-seller has better spread but slower process

3. Facebook groups + investor forums (like this one!) are hit or miss
