Commercial Umbrella Insurance

Hey everyone,

We had an agent but they have been unresponsive and I’m trying to confirm all of our coverages.


My wife and I own 5 rental units that we quit claimed into an LLC that we also own. Each of the properties has a landlord policy in place, and the LLC is listed as the named insured on those policies (as far as what the agent says, but mail shows personal name).

Since the rentals are titled under the LLC and the policies are commercial landlord policies, I'm assuming a commercial umbrella policy is the way to go. But I've seen mixed advice on this, especially when the owners are the same as the LLC members.

Can anyone confirm:

Whether a commercial umbrella policy is 100% the correct route here (not a personal umbrella)?


Any recommendations for insurance agents or brokers who understand rental property structures and can help with commercial umbrella coverage? 

Appreciate any guidance, and open to agent referrals, familiar with the GA market is a plus. Thanks in advance!
