Renovation Advice on Rental Unit

Hi BP Community,

I am closing on a duplex in the Sacramento, CA area and I have one of the tenants moving out of their unit. The vacant unit is a 2 bed / 1 bath at approx 950 square feet. I am looking to renovate the unit; new flooring, painting the interior of the unit and a refresh / remodel of the kitchen and bathroom.

I obviously would like to minimize my cost whilst at the same time maximize the ROI from these updates. Here is my question : What is your advice on the lowest cost flooring that I should use for this rental unit? Also, any advice on where I can purchase the materials (carpet / vinyl / paint for the interior / kitchen cabinets / bathroom tub and screen door) needed for the renovations at a lower price then what I can get from regular DIY stores?

I look forward to your answers and also any other general advice on keeping my cost low whilst maintaining quality with renovations would be much appreciated.
