Dallas Area ADUs and Prefab experience

Hello All,

Im looking to buy a house in Dallas(proper) within the next month or two. Have done analysis on a few properties and my numbers check out with positive cash flow, but it is very minimal. As in 1 or 200 dollars which is fine, but I am hoping for more. This led me to explore ADU possibilities.

Would anyone have any knowledge of the permitting process in Dallas and how friendly/accomodating towards these units they are ? I have begun my preliminary research and apparently either the neighborhood has to have already approved ADU’s or you have to submit and application and have a hearing. This will be a large part of my decision.


Then, does anyone have experience in general with prefab ADU kits? I ask because ADU construction seems to be very expensive and I see kits for around 20-30k several places. I was hoping to install one for around 50-70k and I can do a lot of work myself. I have some general construction experience so I could do all finishes myself.

I would go directly and in person to building department which I think is back in oak cliff now and speak with them.  Don't call...go in person.   They will give you an idea of what neighborhoods are acceptable and what kinds of building is acceptable.  At one time the regs were pretty strict and difficult to comply.  However I think now there are a lot of changes that make ADUs easier to build in City of Dallas
