College rental house landlord issues

My college age, son and his four hockey roommates are having issues with their landlord. They are all sophomores and just moved into their Off campus rental house after signing a two year lease with the new landlord. They’re having an issue with the upstairs bathroom and the landlord, who has owned the house and several other others in the area for many years is not responding to their repair request. It’s in the state of Colorado in a college town. Are they able to seek out their own repair pay for it out of their pocket and then deduct it from the rent or will they be sued for not performing up to the lease? ideas would be appreciated.
