I've been working on a lightweight tool to speed up underwriting. Instead of spending an hour in Excel, you plug in the basics (price, rent, expenses, loan terms) and it spits out NOI, Cap Rate, DSCR, Cash-on-Cash, and a simple green/yellow/red recommendation.

Right now it’s just a Google Sheet that exports a clean one-page PDF like this. My goal is to see if this actually helps other investors before I think about turning it into software.

If you’ve got a deal you’re looking at (Zillow link, rent roll, or memo), I’m happy to run it through and send you back a PDF for free. All I’m looking for is feedback on whether this saves you time or not.
