Welcome to the investing world, Kyle! I've heard that Maryland has some solid pockets, but if you’re ever open to exploring other cash-flow markets, take a look at Memphis. Entry prices are lower, rents are strong, and there’s a big community of investor-friendly agents ( including myself, ha! ) , contractors, and property managers here. It’s been a great place for first time out-of-state investors to build portfolios. Happy to share a few examples if you’d like!
