Cheyenne, WY investing

Hello all,

I am looking for some insight on the Cheyenne, Wyoming market for long term rentals. This would be an out of state investment, so any honest insight would be appreciated as we are unfamiliar with the area and the market. 

I have my eyes on a couple of properties. This would be a 1031 exchange, buy and hold for hopefully 10+ years. We would also need a property manager. 

If this market is your area of expertise, I would appreciate any guidance and knowledge you are willing to share.
