Buying my first home (3 unit) was easy, but can't seem to reach the second home.
Buying my first home (3 unit) was easy, I live in one and rent 2 others. I own it for 6yrs now but I can't seem to reach the second home. There is a lot of info out there but it just makes things more confusing and local folks don't help. Current home is on a conventional loan and getting a loan for the second home seems almost impossible. Anyone want to share their experience?

I recommend speaking with a local lender who specializes in investment properties, rather than a big-box bank. Portfolio or credit union lenders are usually more flexible; they'll actually take your property's rent roll into account rather than just your W2 income. Also, once you have enough equity in your current 3-unit, you could refi or pull a HELOC and use that toward a down payment on the next property.
