Triad Investors: Anyone Using Real Estate Bees for Motivated Seller Leads?
I'm an investor-agent based in the Triad (Greensboro, Winston-Salem, High Point, NC) focusing on wholesaling and flipping. Currently pulling lists from PropStream and door-knocking for pre-foreclosure/high-equity deals, but I'm looking to scale with inbound leads to save time.
Came across Real Estate Bees for their pay-per-lead model—motivated seller leads, geo-targeted to the Triad, supposedly high-intent from SEO/PPC ads (not cold lists). Claims 10–25% conversion rates and no subscription fees, just $20–$80 per lead. They also have a free directory and publicity program for organic exposure.
Has anyone in the Triad (or similar markets) tried REB for leads? Curious about:
- Lead quality: Are they truly motivated sellers (probate, divorce, distressed) or hit-or-miss?
- ROI: What's your close rate and profit per lead? (I'm aiming for $5–15K wholesale fees or $30–50K flips.)
- Vetting process: Easy to get approved as an investor with 5+ deals?
- Worth it vs. PropStream/BatchLeads for wholesaling?
