Seeking a guidance investor in the DMV/ Southern Maryland area.

Hi everyone. I am a young electrical engineer that is excited to start investing into real estate. I have some insight on how the market works and the tips and tricks of an investor. However, I would love to have the guidance of an investor within the DMV area/ Southern Maryland. I have been networking with some agents around the area but the majority are salespeople/ specialists in marketplaces other than "buy and invest" for the long term. I am willing to compensate for however is interest in helping start my investing journey. Thank you
