MLS search criteria

I wanted to see what other leads I could get through the MLS. What are some good search criteria you have uses to find solid leads? I'm going ro be reaching out to some agents and want to give them specific on whay to look for.

if you really want to target a search you can look for 2 bedrooms with large square footage, suggesting that the could probably be turned into 3 bedrooms without too much trouble but will be priced as a 2 bedroom.  Also it depends on whether you are looking to purchase flips or buy and hold.
