Approached by someone who wants to invest with/in us

Hey guys!! I’m back Happy Saturday!

So my wife and I have a friend/person who has $10,000- $20,000 and has been hearing what we do as far as flips and investing in Real Estate. How do you determine a good ROI for that person that is fair?

Just some context;

He will be potentially investing his money in the rehab part of the house and possibly sweat labor.

Hey Jonathan! Thanks for your response

They are new in real estate investing and want to invest with us vs the stock market.

And we haven’t had anyone who has wanted to invest with us yet, so I wanted to make sure I know what to say or how to go about doing this.

I believe he would be a silent partner and the only reason why I would say yes to this is so I can keep more cash in my pocket to live on or do other things with in the rehab/flip process.
