Funding for New Build

Hi, I own an acre (41,000 sf) of land near the beach in Oceanside. It currently has a main house that I live in and a permitted ADU that I rent. I am seeking to split the lot four ways through parcel mapping and build 3 new homes. I have received estimates from surveyors to complete this parcel mapping process and estimates are coming in between $70,000 to $90,000. I have also discussed the project with the city of Oceanside building department and they have indicated there will need to be improvements to the property such as a sidewalk,drainage, and perhaps a retaining wall but am unable to estimate these costs at this time.

I have estimated the costs to build the homes and have the down payment necessary for a loan for this scope of work. My current challenge is funding all of these efforts so I am seeking a single loan that will cover the parcel mapping, improvements, and the three new homes.
