How Are You Funding the Down Payment When Sellers Carry 70–80%?

I’ve been seeing more multifamily sellers willing to carry back 70–80% of the purchase price lately. It opens the door to some creative structuring, but the 20–30% down payment is still a hurdle for many buyers.

Curious how others are bridging that gap.

  • Are you using gap funding partners?

  • Are you raising private capital?

  • Have you used second positions or mezzanine loans successfully?
