Looking for $42K short term Funding – Jacksonville Subject-To Deal

I'm looking for $42K in short-term funding to complete the renovation of a Subject-To property I own in Jacksonville, FL. The home has an ARV of $300K–310K with a $153K first mortgage locked at 3.37%. About $37K of rehab has already been completed, and $42K remains to finish out an 8-room PadSplit conversion. Once stabilized, the property is projected to net around $900–1,100 per month after all debt.
