Conventional Refi Lender

Looking to refi my owner occupied duplex in 94607. Trying to find a rate as close to 5 as possible, been quoted around 5.25% lately with lots of costs/fees. Credit score is 770, approx value is 700k, loan balance is 650k. If anybody is or knows of a lender with great rates and fees please let me know. Thanks in advance.

@Brian Batista I'd be surprised if you can find a refi loan for more than 80% LTV, which would size your loan at $560k, well below your current balance.
