Found my first deal, Looking for a hard money lender!

Hi BP people! I found my first deal! Is a small duplex in Orlando. It needs some rehab. Offer price is 100k ARV is 135k will rent for about 1000 each side. If there is anyone out there that can do the deal with me please let me know or if you know some HML's that will do deals like this please send me their info. Thanks so much for taking the time to read this! Super excited about closing my first deal!!

Hi Tom! Thanks so much for the reply :-) I forgot to mention that part, I am doing this as a buy and hold. I already have a lender ready to go for the refi and I have the cash for the reno. The only reason I am not using them for the initial purchase is the property very likely will not pass their conditions check as the bathrooms need gutting. 

I could take an equity line out from my primary residence but the extra debt will impact my DTI when I do the refi so I am hoping to avoid that with the HML, this way I can get the cheapest interest rate possible, esp. now considering how much they have been going up since the election.
