1st BRRRR- Refi Question

We're on the way to completing our first BRRRR. We bought & renovated a tri-plex in the EaDo submarket of Houston. We just secured our last tenant bringing our leasing to 100%.

My question for the group – do we need to let the property “season” for a certain period? We bought the house in October 2018. Do the tenants need to be in place / paying rent for a defined period prior to refinancing? Sales comps support the repaired value for the refinance. Thanks!
