Almost Abandoned House

Not sure if this is the best sub to post...

Wife's best friend has a house free and clear.  It needs work, so much that the family moved out of the house to live in parents house.  Similar house recently sold for $250K.  I'd like to take control of the house, pull money to renovate and rent.

If I sell down the road, I would give half to bff.

Basically owner finance, I guess.  What would be the best route to present and implement this idea? (put in trust and trust acquires loan?)

“If I sell down the road, I would give half to bff.‘
these “nebulous” promises always lead to unfulfilled expectations and broken friendships
