Recommendation to offer a seller finance for a 3 units' single house

How do you come up with the good term creative finance to the property that the VA appraiser can't accept the value for the ADU unit? I'm looking for creative finance coordinator who can help us run the number and creative a smooth transaction through this process. Thank you.
