Creative Financing Deal / Seller Finance

I own an Investment Property, in Garland, TX and I am considering Creative financing options, this is what I have suggested thus far, any additional tips anyone can share?

  • Sales Price: $325,000 (for buy/hold Investors a lower Cash Price)
  • Down Payment (6% example): $19,500
  • Existing Loan (Subject-To): $244,452 (buyer takes over)

  • Seller Carryback Note≈ $61,048

  • Monthly Note to Seller: (ex. 6.5% interest-only on $61K ≈ $331/mo).

  • Balloon in 5 Years: ≈ $61,000+ payoff.

    Thank you for taking the time to share your feedback and laying out the risks so clearly. I truly appreciate your insight on the potential challenges with the due-on-sale acceleration and the realities around wraps and note buyers.

    Your perspective really helps me weigh both the upside and downside of this strategy. I value your point about asymmetric risk and agree that the structure has to be set up in a way where the “worst-case” doesn’t put me in a losing position.
