Seeking Recommendations for Note / Loan Servicing Companies in Houston, TX

Hey BP community — I’m about to finalize a seller-financed deal in the Houston area, and I’m looking for a reliable third-party note servicing company. Preferably one that:

1. Handles **private / seller-financed notes** (not just bank mortgages).

2. Is able to service in **Texas / Houston area** (deed of trust, state compliance).

3. Offers **full reporting & statements**, tax form issuance (1099-INT), escrow for taxes & insurance.

4. Has transparent monthly fees and good customer service.

I’ve seen a few names I’m vetting (DIA Servicing, Evergreen Note Servicing, Note Servicing Center, etc.), but I’d love personal reviews.
