Seasoned broker needing help with an fha deal

Hi Biggerpockets

It's been a while since I've posted here but I'm trying to see a deal through and or find a lender that can do it. I have a client buying a mixed use in New Hampshire primary owner occupy, leaving for space and affordability renting their two fam out in mass, cash flowing, and keeping their business in mass, only requiring them a few times a week to visit it. It's a mixed use property , two res, one commercial but commercial accounts for 45% or less of the property. It's complicated but maybe someone here can get it done or chime in on ways to get this done. Thanks
