Investing in the USA from Canada

I’m looking for insight on investing in small multi family’s and single family rental properties for cashflow in USA while being a resident of Canada. I see a lot of deals and opportunity.

I used to work with internationals buying US real estate quite a bit. It's pretty easy but key that you get it set up properly before buying anything. If you don't have it set up right, you could end up hurting on tax hits. 

  1. Set up your US entity
  2. Set up your US bank account

That's it. But the key is getting the entity set up correctly and normally I recommend working with an entity specialist who does this kind of set up a lot in order to know which entity to go with. For example, it's not an LLC for Canadians--LLCs are bad for Canadians when it comes to taxes.
