How to Get a House for $1

I got this house for $1. Last night I closed this deal from a motivated seller. This house is in the Chicago southside. The house is boarded up. So assume the worst - that is, it needs everything.

The house is a 5-bedroom, 1200 square feet handyman special that is perfect for a landlord. The house was rented for $1,300 a month before and it was listed for sale for $119,000 a few years ago.

You can have this house from me for a mere $4,000 CASH. Here's the address:
