BRRRR or Flip Contract to Assign!

Calling all BRRRRers and flippers! I have a contract to assign at 311 Arthur Henson Drive in Forest City, NC 28043. The house is 1,724 square feet and needs approx. 80k in rehab work. Asking price is $125k and ARV is $315k. I can post/send pics if you'd like. Lot is 1.37 acres.
