Looking for a wholesale transaction friendly title company and or attorney

Hi BP,

This is my first post and I am so happy to be here! I recently passed my real estate exam and I am on the verge of closing my first wholesale deal in DuPage County! I am looking for any recommendations for wholesale friendly title company and or attorney to keep myself protected.

Also, any advice on how to secure your payment from a cash buyer? How do you ensure they pay your assignment fee once you sign over the contract?

Hey @Michelle Simoni - Welcome to BiggerPockets.  Congrats on your first post and passing your real estate exam!  And now you almost have your first Wholesale deal closing...LFG!!

As part of your contracts, you need to have an assignment fee agreement...there a plenty of boilerplate templates you can use...I am happy to share one we've had.  Also, if you are ever in the Chicago area we should definitely connect in person. 

The assignment fee should be paid out via escrow through the title company at closing.
