ADU funding in Southern California

Greetings! i have an investment property i purchased back in 2014 in Menifee CA. It is a 2b/2b , however it has a big backyard and it is in a very busy street with no HOA. I already have plans approved by the city to build a 720 sq ft ADU. The permit expires November 2024. I've been having a hard time funding the project. I don't want to refinance or have enough equity for a HELOC , my budget is 200K, and i would like a loan on a second position. Are there any lenders out there that can make this happen? thank you !
