What are ways to find high rental areas in a city?

I'm looking for advice on how to identify high-rental-demand areas in a city and understand the rental rates more accurately. Specifically, I’m searching in San Antonio for a cash-flowing rental property. Beyond just using Google or Zillow to look at comparables, are there any other platforms or tools that provide detailed metrics or data to help analyze rental markets? Thanks for your help!
