I am a homebuilder in New Jersey. I am seeking individual investors or groups of investors to fully fund the purchase of entitled land (no raw land), horizontal improvements (as needed), and the vertical construction of new for-sale residential projects in central and northern New Jersey.

I have a targeted list of ~87 single-family lots and ~55 condo and townhouse lots in municipalities that consistently support luxury for-sale residential product.

Typical single-family need per unit is ~$2M, with typical LTVs being ~65-70%.

The time from signed Letter of Intent with a seller to permit application is about 3 months.

Single-family cycle time is about 8 months per unit.

Full legal and monetary protections will be provided via special-purpose vehicles.
