18 New Townhouses for Sale by Builder

I am looking for financing to purchase and rent out 18 townhouses in NC. I am in the offering stage but each averages 1446 sq ft x 18 = 26,028 sq ft or $133 per sq ft. I would like to offer lower than that. I believe we could clear $26K IRR per month when fully rented. I have about 35 years of previous landlord experience but in this case I would hire a property manager. I also have oil & gas deals to bid on if you have the budget for that.
