I’m actively seeking to acquire a middle-market multifamily asset that fits the following buy box. If you are a broker, owner-operator, or know of someone with a property that matches this criteria, feel free to reach out directly or tag me below.
Buybox Criteria:
Asset Type: Garden-style apartment complex (low-rise, 2–4 stories)
Unit Count: 100 units minimum (no upper limit)
Year Built: 1990 or newer (1990+ only)
Purchase Price: $5 million to $100 million
Asset Class: Class A to B- (prefer newer construction, well-maintained, or lightly dated)
Condition: Light to moderate value-add (physical or operational upside only; no heavy lifts)
CapEx: Preference for properties with lower capital expense burden due to newer vintage
Location: Open to strong secondary and tertiary markets nationwide, with a focus on suburban settings/ outside major cities
Other: Upside via operational improvements, light renovations, or management efficiencies; preferred strong in-place occupancy, but not limited, and market fundamentals
