*looking to further my real estate knowledge*
Hello everyone, I am new to real estate and have read some books and watched many YouTube videos but Im looking to take my education a step further and would like to know if anyone has some advice on a good mentorship program to get started with. I was thinking about the Ken McElroy program but would like to know if it is worth the money or if there is possibly a better on out there. Also I am interested in multi-family rentals for cash-flow. Any advice will help! Thank you all!

@Mike Auletta, before paying anyone for anything, I would attend some meetups: meetup.com, REIA groups in your area, etc.
Paid mentorship can be powerful, but there is a bit of not knowing what you don't know going on. What are your strengths, what are your weaknesses, what knowledge do you need to fill in to feel like you have a stronger grasp on achieving your goals?
I cannot speak to Ken's course, or really any of the courses out there. But, typically, if you want surface level knowledge: basic underwriting model provided with keys on basic ranges to fill into a barebones model, basic market assessment (pick a top 100 market by population with growing population metrics and multiple industries supporting the economy), etc; and it is all prerecorded content that is generic for all students, then I would not pay much more than maybe $1500/2500 for that. But if you are truly starting out from no knowledge, then that could be worth it.
But for most people, this will not get them far. One mentor will say something like: only invest in the sunbelt because it has the strongest population growth trends and lots of red states. Another will say: only invest in Los Angeles, because the appreciation is unmatched, the demand remains unmatched due to irreplaceables like oceans, mountains, and climate, and with proper screening, the tenant laws are a non-issue. And a third mentor will say: only invest in the midwest where you can get strong cash flow while maintaining affordable rents for your tenant base.
