Hey everyone, I'm Matt and I live in southern New Hampshire. I'm currently a licensed agent in both Massachusetts and New Hampshire and am looking for start/grow my investment property portfolio.

    Hey Matt - welcome! Love the energy, and it’s awesome that you’re already licensed in both MA and NH - that gives you a big leg up in understanding deals and spotting value. I am a licensed agent in NJ and soon to be AZ too!

    If cash flow is the goal (and I'm with you on that!), you may want to consider looking out of state as you build your portfolio. As you probably know, returns in New England can be a little tight unless you're doing heavy value-add or STR plays.

    A lot of investors in your shoes are targeting turnkey or lightly rehabbed properties in cash-flowing markets like:

    Cleveland, OH

    Birmingham, AL

    Memphis, TN

    Tulsa, OK

    Central Florida suburbs

    These markets offer:
    Strong rent-to-price ratios
    More affordable entry points (often under $150K–$250K)
    Landlord-friendly laws
    Built-in property management so you don’t have to babysit it from NH

    With your real estate background, you'll pick this up fast and you could scale quickly once you get the first deal under your belt. If you ever want to see sample deals or how the numbers shake out on a few different strategies (LTRs, BRRRR, turnkey, etc.), happy to share!
