Great little rental of mine, about to list.   $445k    Legal duplex in city limits just 2 blocks off the north cascades highway!

unit 1 1600mo rent   2br 1ba plus office, fenced back yard  1 off street parking spot

unit 2 1295mo rent   2br 1 ba no laundry upstairs unit  1 off street parking spot

Garage out back unused by tennants with parking space

$34740 gross income, $8010.84 per year in taxes, ins, utilities (wsg)    Net $26730

Property is not currently on mls, no i dont need a realitor, but willing to sell it without my realitor before we list it if you are one and want to buy it and make your own commission!
