Best Lender For Virginia

I'm looking for your favorite lenders who lend in Virginia that could do the following.

We want to do a cash out refi on a paid off property and then we are also going to take that cash and put it into a multi family where most units are renovated but some are not, so looking at either some type of BRRR style loan, or DSCR. This is a 12 unit building.

We've used Lima One in the past but looking at other options.
