STR Virtual Assistant Cost

Hello all! We've grown our STR portfolio from 10 to 15 units (own, co-host, and arbitrage) across Chicago and Nashville. We recently parted ways with a part-time Virtual Assistant (VA) and are looking for a full time VA Company or VA's to handle: guest communications, cleaner coordination/QC, supply ordering, basic maintenance dispatch, and pricing/revenue management. We’ve been quoted $250–$300 per property per month—does that feel in line with market for this scope? Seems a bit expensive but curious your thoughts? Any suggestions or recommendations for additional companies would be really helpful! Thank you.

Yeah, that range sounds pretty normal. Once you’re around 10–15 units, you usually need about one VA for every five properties if they’re handling guest comms, cleaners, maintenance, and pricing.

The $250–$300/property range makes sense with agency VAs — you’re paying for people who already know Airbnb, have been vetted, and can handle daily ops without a ton of hand-holding. You’ll still have to give direction on how you want things done, but they already understand the flow.

There are cheaper routes if you want to hire directly, but that means writing the job post, sorting through hundreds of applicants, interviewing, and training from scratch. It’s a longer process, but definitely more budget-friendly if you’ve got the time to do it.
