NAV POINTE PROPERTIES, LLC is seeking a qualified Joint Venture Partner to participate in the acquisition and financing of Bay Breeze Apartments, a stabilized value-add multifamily community located in the Florida Panhandle.
This is a unique opportunity to partner in a professionally structured multifamily deal and earn equity participation without contributing capital — ideal for investors or entities with strong credit, liquidity, and balance sheet strength.

- Loan Type: DSCR / BRIDGE / Asset-Based Financing
- Hold Period: 24–36 Months (Target Refinance Release)
- JV Structure: Bay Breeze JV, LLC (70/30 Equity Split)
What I’m Looking For
I'm seeking a credit-qualified JV partner who can help secure senior financing by acting as a loan guarantor / key principal on the senior loan from mortgage holder.
The partner’s role is passive — no operational or capital requirements. NAV POINTE PROPERTIES will manage the property, oversee renovations, and handle all day-to-day operations.
What the JV Partner Receives
💰 30% Equity Ownership
📈 30% of All Cash Flow & Sale/Refinance Proceeds
🏗️ 30% of Acquisition Fee ($68,400)
🏦 Credit Used to Secure Senior Financing
🕒 Released from Loan Guaranty at Refinance (24–36 Months)
💼 No Capital Contribution Required
