Selling an updated duplex in Ironwood MI

208 Greenbush Ironwood Michigan   $109000

I'm considering selling a very nice duplex I purchased in March of 2024 in Ironwood MI and have spent the last year and a half renovating.  Ironwood is a very nice city- It has a hospital, college, lots of winter tourism with snowmobiing and the two ski resorts, tons of logging, and many other industries.  A new copper mine is being put in and will further increase rental demand.  The rental market is super tight.  The demand is unbelievable.  This area is undiscovered by out of state investors; I'm only selling because we can use the money to buy a new house for our growing family.

My property is a side by side  2/2 duplex.  Each unit has two bedrooms upstairs and a bathroom upstairs.  Downstairs is the living room, kitchen, bathroom, laundry, and an enclosed porch.  

The house is full of upgrades- I just spent $9500 updating the two electrical panels.  Two newer natural gas furnaces.  New kitchen cabinets, countertops, all new LVP flooring on the first floor and carpet and LVP on the second floor.  

House has vinyl siding in good condition and a good metal roof.  

The tenants are great tenants and all is going well.  I get $825 from one and $775 from the other.  I pay the water bill and tenants pay the rest.  

Property insurance is around $350 a year.  Taxes are around $2000.  

I often hear strange stories about how you can't find the 1 percent rule.  This house is way above it.  The math checks out.
