Investor looking for funding.

I do rehabbing in the Cocoa (Central Florida) area. I want to get into the investing business. I have found a number of properties abandoned by the owners that need from moderate to deep rehabbing. These properties would make great investing for rehabbing and hold for rental or rehabbing and flip. I need an initial investment of 20 to 30 K to grab my first property and rehab it. I am willing to give the lender a Promissory note with a "judgment clause" ( if I don't pay he gets the property) and additionally I would let the lender be on the title until I pay the loan. The loan would yield from 12 to 24% ROI guaranteed.Bottom line. All answers will be appreciated.
