Great Deal on 2 Property Deal on Same Lot

I have a run across a 2 for 1 property in Winnsboro, SC about 20miles outside of Columbia, SC.  

The primary house is a approximately 900 sqft 3BR 1Bth 1 story currently being rented for $500/month.  There is a separate house on behind the primary house that has city electrical and plumbing run, but needs some TLC to get it rentable.  It is approximately 800 sqft and can be 2 story 1BR 1Bth with living area that could probably be rented for $500 as well.  Repairs on second house are approximately $10K. 

I'm considering buying it myself, but I live in Fort Mill, SC and it's a little far for me so I'm considering wholesaling it.
