Seeking investors for 2 Atlanta investments under contract

I am a developer and investment advisor with over 15 years experience in real estate located in Atlanta. I currently have two off-market investment properties under contract in a thriving submarket and am seeking investors for a joint venture. 1. Fix & flip of 8 contiguous townhouses. Total cost: $2.5 million. Profit: $500,000. Investment period: < 1 Year

2. Purchase and renovate 6,500 sq. ft., 83% occupied commercial building. Phase 2 would increase density to 18,000 sq. ft. by adding a floor of apartments above existing building. Phase 1 Total Cost: $1.1 million, annual 7% investor dividend. Phase 2 Total Cost: $3.9 million. Profit: $1.4 million. Investment period: 5-7 Years.
